The Work
You're producing. You know the market. You're making the calls.
And yet some conversations that should close don't. Some owners who seemed engaged go quiet. Some deals that felt real turn out not to be.
The gap is almost never the market or the effort. It's what happens inside the conversation itself.
What Changes
You learn how to lead the conversation rather than follow it. How to qualify intent early so you stop investing time in prospects who were never going to move. How to hold your position when owners push back without losing the relationship.
Qualification gets sharper. Pipeline gets cleaner. The right deals close faster.
The Belief
Sell With Authority means the conversation is yours to direct from the first question, not the first close. Your questions build more trust than your credentials ever could. You find out what is really happening before you say anything about what you do. You walk away from the wrong deals as readily as you close the right ones. The owner feels understood before they feel sold to. That is when deals move.
Background
I built this because I spent years watching brokers work harder than anyone and still come second. Not because they lacked market knowledge or drive. Because the conversations they were having weren’t the ones that close deals.
Most coaching tells brokers what to say. This teaches you how to think inside the conversation so you never need a script again.
I won’t tell you what you want to hear. I’ll show you exactly where you’re losing ground and give you the framework to stop.
Six years as Director of Operations and Business Development at an NNN boutique built out of Marcus & Millichap, scaling it from one broker to sixteen. Fifteen years coaching sales performance before that across multiple industries. ILM qualified in Leadership, Management and Coaching. I work primarily with mid-level brokers who are already producing and know there’s more available to them, and senior brokers building teams who want to scale without losing what made them good.
